The Mana Wynwood Special Area Plan represents one of Miami's most significant large-scale urban entitlement initiatives, establishing a comprehensive development framework for approximately 10 million square feet of mixed-use development across 23 acres in Wynwood.
Working on behalf of Mana, Dylan Finger led the multidisciplinary team responsible for advancing the Special Area Plan through the City of Miami's complex planning, zoning, community engagement, and legislative approval processes.
The development framework accommodates a diverse mix of uses, including residential, office, hospitality, retail, educational, cultural, and entertainment facilities, with building heights ranging from approximately 8 to 24 stories.
The entitlement process required extensive coordination among master-planning architects, land-use attorneys, civil and transportation consultants, public relations professionals, government agencies, and community stakeholders.
Dylan's responsibilities included overseeing the master-planning and entitlement strategy, coordinating technical submissions, managing consultant deliverables, facilitating public engagement, negotiating with the Wynwood Business Improvement District, and participating in presentations to City of Miami officials and the City Commission.
The successful approval established a long-term framework for the transformation of this substantial urban assemblage and demonstrated the value of coordinated development leadership, strategic stakeholder engagement, and disciplined execution.
